Kinsley Forest Estates

SKW worked with Pulte Homes to revise a previously approved plan to develop 182 acres on U.S.169 and Englewood Road just off the Missouri River floodplain.  Kinsley Forest Estates is close to both downtown and the Northland districts and features approximately 120 single-family homes (Kinsley Forest - The Valley) and 275 townhomes (Kinsley Forest - the TownHomes).  The heavily wooded site is zoned for both residential and commercial development, including three office buildings and retail shops.  SKW provided land planning, surveying and civil engineering associated with the eastern 93-acre, residential section of the site where severe topography, tree and open space preservation were major factors affecting the design.  Construction documents included erosion control and grading plans, sanitary sewer plans and public water main plans.  Construction of the Phase II infrastructure (first to be built) plans began in March 2005 with completion later in the year.  

In conjunction with the initial contract, SKW provided civil services for Kinsley Forest Estates - Phase II, a 42-acre subdivision and townhome development located at the site.  SKW completed all platting, planning services (including wetland jurisdictional determination and stormwater management reports), and construction documents for this phase.

As a representative of the owner, SKW attended City of Kansas City Planning Commission and City Council meetings.  SKW also designed modifications to Englewood Road, which involved widening 1,300 l.f. of street and signal modifications.
