Sunset Drive Office Building

SKW provided design services for construction of the $30 million, 128,000 s.f. Johnson County Sunset Drive Office Building, built as part of a growing campus near 119th Street and Ridgeview Road in Olathe, KS.  Design of the two-story facility embraced a philosophy of an environmentally responsible building and was awarded Gold certification though the LEED (Leadership in Energy and Environmental Design) program. 

The government administration building features use of natural daylight, passive solar energy and a bio-garden in the entry lobby which naturally cleans rainwater captured from the roof and releases it back to the outdoors. SKW's site team paid careful attention to site design, stormwater collection and preservation of existing wooded terrain and landscape.  All landscaping is native to the region, eliminating the need for artificial irrigation and promoting water conservation practices.  Bioswales clean stormwater runoff from the parking lots.

SKW also performed a traffic study near the intersection of 119th Street and Ridgeview Road for the new development.  SKW collected data regarding existing traffic conditions along the adjacent street network, and provided an estimate of future traffic volumes after the initial site build-out and future planned build-out was completed.  SKW reviewed traffic flows and delays for both existing and future conditions and offered recommendations for street improvements to preserve adequate levels of service for the general public utilizing the roadway network within the study area.
